GUIDELINES

Moving Guidelines

  • Incoming and outgoing residents must inform their board and management about their move.

  • Moving dates should be scheduled with management.

  • Preferred moving schedules are Monday - Saturday, 9:00 AM - 4:00 PM. 

  • Inspections of the common areas will be done before & after the move. 

  • Moving Inspections Fees are $150 upon move out and $150 upon move in.

  • A damage deposit of $500 must be paid to the association and will be returned when the inspection has cleared.

  • Certificates of insurance MUST BE SUPPLIED for all moving companies. 

  • Moving companies can email their COI to info@teametbk.com

  • COI's must include Worker's Compensation and Liability insurance.

  • Some associations have move in/out fees and down payments as noted in their house rules and/or by-laws. Confirm with management your associations' rules.

Certificate of Insurance Guidelines

COI's are required anytime a vendor is hired to perform work or service within the building or a unit. This includes but is not limited to moving, renovation, painting, repairs, some inspections, major appliance & furniture deliveries. If you have questions about whether or not you will need to submit a COI you can contact us at info@teametbk.com. 

Vendors & Contractors must maintain current:

  • Commercial Liability Insurance with each occurrence limit stating $1,000,000.

  • Worker's Compensation and Proof of Disability Insurance
     

The hiring party is listed as the certificate holder. 

All other parties listed below are listed as additional insureds.

COIs [Certificates of Insurance] should be created & filed for all 3 entities below:

  • Unit Owner(s)   (i.e. Earl E. Bird 123 Main Street Unit 2 Brooklyn, NY 11201)

  • The Condo Association Name (i.e. 123 Main Street  Condominiums 123 Main Street Brooklyn, NY 11201)

  • E.T. Property Management, Inc. 134 8th Street Brooklyn NY 11215

Condominium & Coop Sales

E.T. Property Management, Inc also provides real estate services under ETBK Real Estate.

Typical steps where management is involved in a condo unit owner's sale process:

  • Letter of intent to sell - submitted by buyer to management & board

  • Building Information Sheet supplied to real estate agent 

Real Estate must follow ETPM unit showing rules

Offer accepted & contract signed - Congrats!

  • Right of first refusal - obtained from board, submitted on ETPM letter head & signed

Inspection - all inspectors must follow ETPM unit showing rules

  • Buyer application, documents & fee paid

  • Lender Questionnaire

  • Closing statement sent by new owner

  • Move Out & Move In - COIs required by all moving companies

  • Seller is moved out of Buildium/New Owner is added

Sales

 

Owners planning to sell their unit should submit the following to info@teametbk.com:

  • Letter of intent to sell. 

  • This notice will be sent to the association board. 

  • All agents showing the property MUST ADHERE TO our showing rules listed below.

Real Estate sales of any magnitude have lots of moving parts. In any given month, we may have several sales going on throughout our buildings. It is very important that we - as management - have one point of contact from each side and are contacted only for building/unit specific questions.

Our primary goal during your sale is that we help you navigate the processes as swiftly & efficiently as possible, and so we appreciate your cooperation with our request. 

Once an offer has been accepted, the Sellers' Agent should have buyer complete the Buyer Application

Documents to submit with the Buyer Application: 

  • Proof of identity - Photo ID (copy of passport, drivers license, etc)

  • Proof of residency (cable bill, utility bill, etc)

  • Proof of employment and income (3 recent paystubs, most recent tax return)

  • Reference from employment

  • Personal reference

  • Executed contract
     

ETPM reserves the right to ask for additional documents should deem necessary

Once the application, documents and associated fees have been received, notice will be sent to the association board and ETPM will collect the right of first refusal

 

Renovations

Unit Renovations & Alterations​

ALTERATION AGREEMENTS are documents designed to make sure that the building-wide rules, services and structures that serve all residents are not affected by construction in any one apartment. 

Prior to any work being done in a unit, the owner/hiring party must submit an Alteration Agreement Notice via email to their respective boards and management.  That notice will be reviewed and approved by THE REFERRED TO ASSOCIATION BOARD and will be filed with E.T. Property Management, Inc.

ALL vendors scheduled to perform work in any one unit or in any part of the building MUST complete an Alteration Agreement, submit the requested scope of work, permits, licenses, and certificate of insurance.
