Your Property Manager will handle one of the biggest purchases you will ever make. So it's important you get to know them well and understand exactly what they will be doing for you and your investment. Here are 9 key questions you should ask your future property manager, along with our answers:



What services do you offer to your clients?

ETPM offers property management collectively and separately for:

Building Operations, Building Maintenance, Owner Services, Financial Management, Seasonal Clean Up, & Vendor Management.


How many units do you currently manage?

We currently have over 55 ownership accounts under our management.


What experience does your company owner have in managing rentals?

We utilize the collective experience of 40+ years in the industry as rental investors to increase operational and financial efficiencies of the buildings, associations and projects we manage. We provide peace of mind to our clients.


Are you currently an active real estate investor in your market?

We own multifamily units in Park Slope & Gowanus.


Under what conditions can I cancel my management contract?

We lock in our fee for a 12 month period. Should at any time you feel we are not fulfilling our contracts, upon mutual agreement we ask that you send in writing a 30 day notice of termination of contracted services request.


What miscellaneous fees could I be charged for the management of my property?

When you request a quote, we include all fees pertaining to the management of your property in the monthly. Quotes differ depending on your needs.


Do you offer direct deposit for your owners?

Using the technology of our current times we leverage the most modern tools available in our industry, to make available features like secure online payment systems.


Do you conduct property inspections and, if you do, what charge is associated with them?

We conduct monthly property inspections to ensure every aspect of your building is being taken care of with the highest standard and quality to measure against.


Do you mark-up maintenance and repairs?

Maintenance requests for anything other than common area light bulb maintenance, smoke detectors, and common area cleaning is charged a fee as deemed by the vendor performing the maintenance.
