GUIDELINES
We believe that clear expectations create peaceful communities. The following building management rules are designed to ensure the safety, cleanliness, and comfort of all residents, while preserving the integrity of your property investment. These policies reflect both NYC housing regulations and building-specific rules set forth by each Association’s Board of Managers. All residents are expected to comply with the guidelines below to maintain a respectful and well-managed living environment.

These rules are not exhaustive and are subject to change. Always refer to your building’s official House Rules, By-Laws, and communications from the Board and Management for the most current and complete information.

Building Rules
1. Garbage & Recycling
-
Trash must be securely bagged and placed in the designated disposal area.

Recyclables must be separated according to NYC sanitation guidelines.
-
Cardboard must be broken down and stacked neatly.
-
Improper disposal or leaving items outside designated bins may result in fines.
2. Hallway & Common Area Maintenance
-
Do not leave personal items such as shoes, strollers, scooters, or packages in hallways or stairwells.
-
All common areas must remain clean, clear, and accessible at all times.
-
Any damages to shared areas should be reported immediately to info@teametbk.com.
3. Security & Building Access
-
Do not prop open exterior doors or allow access to unknown individuals.
-
Always ensure doors are securely closed behind you.
-
Security issues or unauthorized access should be reported promptly to management.
4. Noise & Nuisance Reporting
-
Excessive noise, loud music, or ongoing disturbances are prohibited, especially during quiet hours (10 PM to 7 AM).

Residents may report noise issues by emailing info@teametbk.com with the date, time, and details.
-
Management reserves the right to investigate and enforce violations as needed.
5. Pet Policy
-
Pet rules are specific to each building and established by the Board.
-
Some buildings may have restrictions on pet type, breed, weight, or quantity.
-
Pet owners must follow all cleanliness, noise, and leash requirements outlined by their building’s house rules or bylaws.
6. Common Charges
-
Monthly common charges must be paid on time to ensure the financial stability of the building.
-
Late or unpaid common charges are subject to fees, and extended delinquency may lead to legal action or lien placement.
7. Fines & Enforcement
Board-Issued Fines
Fines issued directly by the Condo Board may include:

Violation of bylaws or house rules
-
Unauthorized alterations or subletting
-
Negligence leading to building damage
Management-Issued Fines
Team ETBK, as the authorized property management firm, may also impose fines for:
-
Security violations (e.g. propping doors open)
-
Hallway obstructions or cleanliness violations
-
Trash disposal violations or sanitation non-compliance
-
Failure to provide building access for required inspections or maintenance
-
Violations of move-in/move-out guidelines
Management fines are issued under authority granted by the Board and are enforceable when related to safety, hygiene, operations, and other enforceable building rules.
Moving Guidelines
All incoming and outgoing residents must notify both the Board and Management by email: info@teametbk.com
Scheduling
-
Moves must be scheduled in advance with management.

Preferred move times: Monday–Saturday, 9:00 AM–4:00 PM.
Inspections & Fees
-
Common areas will be inspected before and after each move.
-
Inspection fee: $150 for move-in and $150 for move-out.
-
A refundable $500 damage deposit is required and will be returned upon a clear inspection.
Insurance Requirements
-
All moving companies must provide a Certificate of Insurance (COI) in advance.
-
COIs must include both Workers’ Compensation and Liability coverage.

Additional Fees

Some associations may have separate move-in/out fees or deposits per their House Rules or By-Laws. Be sure to confirm with management.

COI's are required anytime a vendor is hired to perform work or service within the building or a unit. This includes but is not limited to moving, renovation, painting, repairs, some inspections, major appliance & furniture deliveries. If you have questions about whether or not you will need to submit a COI you can contact us at info@teametbk.com.

Vendors & Contractors must maintain current:

Commercial Liability Insurance with each occurrence limit stating $1,000,000.

Worker's Compensation and Proof of Disability Insurance
The hiring party is listed as the certificate holder.
All other parties listed below are listed as additional insureds.

Renting Your Unit​

Owners planning to lease their unit should submit the following to info@teametbk.com:

Acknowledgment of house rules to be signed by both the owner and new tenant

Tenant application - fee applies to be paid by the incoming tenant which includes screening
-
Lease with all applicable NYC required addendums & disclosures

PDF documents with electronic signatures are to be treated as originals.
Selling Your Unit​

If you're planning to sell your unit, we suggest you get familiar with the below process:

Submit Letter of Intent
The owner must submit a letter of intent to sell emailed to Management and the Board. -
Primary Contact
Inform Management of the agent you hired to sell the unit and your attorney's contact. -
Building Info Sheet Provided
Management will supply the listing agent with the building information sheet. -
Showings Must Follow Building Rules
All real estate showings must comply with Unit Showing Guidelines. -
Offer Accepted & Contract Signed
Congratulations! Once an offer is accepted, the contract should be fully executed. -
Buyer Application & Fees
The buyer must submit a completed application, all required documents, and payment of the application fee. -
Home Inspection
All inspectors must follow Unit Showing Guidelines. -
Lender Questionnaire (if applicable)
Management will complete and return any necessary lender questionnaires. -
Right of First Refusal
Board will issue a Right of First Refusal. This must be signed and submitted. -
Closing Documents
Management will provide the RoFR and common charges statement. -
Closing Statement Submission
The new owner must send the final closing statement to management. -
Move-Out & Move-In
Moving companies for both seller and buyer must submit Certificates of Insurance (COIs) prior to the move. -
Ownership Update in Buildium
Seller will be removed and the new owner added in the management portal (Buildium).


Unit Renovations & Alterations​
​
ALTERATION AGREEMENTS are documents designed to make sure that the building-wide rules, services and structures that serve all residents are not affected by construction in any one apartment.
​
Prior to any work being done in a unit, the owner/hiring party must submit an Alteration Agreement Notice via email to their respective Board and Management. That notice will be reviewed and approved by THE REFERRED TO ASSOCIATION BOARD and will be filed with Management, Inc.
​
ALL vendors scheduled to perform work in any one unit or in any part of the building MUST complete an Alteration Agreement, submit the requested scope of work, permits, licenses, and certificate of insurance. ​​
